Body

Oversees, directs, plans, and organizes maintenance and repair of college buildings, and operations, including electrical and mechanical systems involving air conditioning, heating and ventilation, and associated utilities as well as maintenance and operation of building utility systems involving domestic and chilled water, electricity, gas, storm, steam network, and sanitary sewage. Provides overall and independent supervision, management and evaluation of campus wide projects involving construction managers, architects, contractors, and subcontractors. Oversees, assigns, and manages the college CMMS work order system; maintains CAD and BIM archives; submits APPA Key Performance Indicators; utilizes GIS data coordination and accesses college business system portal, currently PeopleSoft, to further department projects.  Plans, organizes, coordinates, and supervises the work of maintenance personnel. Collaborates with Purchasing to develop bid documents and related documents, evaluate submittals and assist in award recommendations. Ensures responsive, timely, and thorough responses to the needs of the College community. Encourages and supports staff in taking responsibility for their areas, improving their professional standing, the department’s customer service, and project success.

Position is responsible for the oversight and upkeep of the physical plant to ensure that buildings and infrastructure are properly maintained to provide a safe environment conducive to academic learning. By being proactive in addressing building deficiencies departments, programs, and classes are able to operate unimpeded.

ESSENTIAL FUNCTIONS

  • Responsible for all aspects of the physical plant trades encompassing; electrical; carpentry; plumbing; heating, ventilation and cooling; painting; utility maintenance; elevators; fire alarms; fire protection; steam traps; and other systems

  • Responsible for the campus work order system: FMX

  • Responsible for trade personnel management including training, evaluation, planning and scheduling

  • Responsible for budgetary constraints and controlling costs related to day to day maintenance work, projects, renovations, overtime hours, compensatory hours, etc.

  • Responsible for safety and security of personnel and assets

  • Responsible for compliance with all OSHA, MIOSHA, state and city code adherence, life safety issues, and college policies and procedures

  • Responsible for ADA compliance

  • Provide independent management and supervision to college facility bond/capital outlay projects, new construction, renovations and internal facility projects ranging from $1,000 to exceeding $1,000,000, particularly those with major infrastructure improvements with trades staff involvement and input

  • Provides leadership, supervision, and technical coordination to skilled trades

  • Regular attendance during normal scheduled work hours is required. Being present is essential for serving customers and performing the essential functions of this position.

JOB SPECIFICATIONS

Educational Credentials

  • Bachelor’s Degree in Facility or Construction Management or related field, certification in a Masters level trade, or significant commensurate experience

  • APPA CEFP certification (Association of Physical Plant Administrators Certified Educational Facilities Professional) preferred

Work Experience

  • Must possess 5-10 years of progressively responsible leadership experience in Facilities Management (preferably within higher education)

  • Demonstrated knowledge and experience in leading teams comprised of vendors, contractors, architects, etc.

  • Ability and experience in obtaining quotes, pricing, and procurement of materials for trade personnel assignments

  • Ability to manage, plan, and execute maintenance programs including assigning and scheduling work activities for physical plant trade personnel

  • Adept in word processing, spreadsheets, computerized maintenance management system (CMMS), Inframappa, Microsoft Project, GIS, and FSPROD preferred

  • Experience with CAD and/or BIM preferred. Candidate will need to become proficient with software 6-12 months after date of hire

  • Demonstrated ability in the preparation of bid documents, requests for proposals and quotes (RFP, RFQ) and other technical documents and writing

Physical Demands
