HVACR Technician

Body

The HVACR technician performs skilled work in the diagnosis, repair, maintenance and installation of heating, ventilation, air conditioning, refrigeration systems, indoor air quality, steam and hot water generation and distribution equipment, as well as building control and energy management systems (specifically Trane Tracer, Summit, and Ensemble). The position makes recommendations to Facilities administration on building control, energy consumption and general energy conservation measures. This position reviews and provides documentation on materials, maintenance, parts, building drawings/schematics, energy conservation, and/or conveying other essential information to the Facilities office. The position gathers data for bidding, estimating and proposal development for mechanical work and equipment. The technician provides mechanical systems analysis and problem solving. The technician provides a safe, energy efficient and comfortable environment to students, faculty, staff and general public using GRCC resources.

ESSENTIAL FUNCTIONS

  • Coordinate own and others' work between HVACR and maintenance, electrical, plumbing and carpentry departments, administration and outside vendors
  • Inspect, install, troubleshoot, repair and maintain all types of heating, cooling, refrigeration systems, and building automation systems
  • Execute preventive maintenance tasks
  • Write and receive work orders; plan, organize, and monitor work of mechanical systems and building management programs and equipment
  • Inspect and evaluate the condition of HVACR equipment and systems in existing College buildings and recommend corrective action; implement repairs or revisions, including design changes for college projects
  • Ensure that installation and repairs are performed in accordance with federal, state, and local codes
  • Comply with all safety related responsibilities including MIOSHA, OSHA, ADA
  • Monitor installation and repairs performed by outside contractors to ensure that requirements are met
  • Monitor building equipment status and temperatures. Report alarms and equipment malfunctions
  • Provide estimates for repairs, replacement, and installation of large and small mechanical HVACR equipment
  • Provides cost estimates for future projects and equipment
  • Ensure that appropriate personal safety training and compliance guidelines are met
  • Approve and communicate building control and management routines to support building automation systems
  • Provide expert judgment and analysis for engineering design in regards to mechanical systems, building management software / hardware and sub-systems
  • Service and repair production and control air compressors and air dryers
  • Provide recommendations and resolve compound technical issues. Identify building control system innovations in order to assure comfort, safety, energy management, and indoor air quality.
  • Operate and maintain cooling towers and related equipment to ASHRAE guidelines
  • Support and assist Information Technology Department and their third-party vendor responsible for maintenance, design, and operation of the campus data center cooling infrastructure
  • Assist and serve as back up to other Facilities employees. Provides direction as necessary to college personnel on the proper operation of associated HVACR equipment
  • Program and coordinate campus building's time-of-day schedules to ensure energy conservation, proper equipment operation and occupant comfort
  • Provide information to college staff and vendors on the operation, control and programming of the various building automation systems, and related HVACR equipment
  • Perform other vocations (i.e. plumbing, electrical) at a fundamental level with understanding of fluid mechanics, electrical and pneumatics
  • Analyze and interpret technical data regarding building control and HVACR systems/equipment. Communicate data to non-technical individuals
  • Install, repair and rebuild swimming pool related equipment (e.g. chlorinating equipment, pumps and motors, pool heating and control equipment etc., to ensure swimming pool equipment is in proper working order
  • Travel throughout all GRCC campuses and Satellite Learning Centers using personal and/or company vehicles
  • Regular attendance during normal scheduled hours is required. Being present is essential for serving customers and performing the essential functions of this position.

JOB SPECIFICATIONS

Educational Credentials

  • High school degree or GED diploma required
  • Certified in refrigerant handling per EPA 608 guideline preferred
  • Michigan State boiler license preferred
  • State of Michigan mechanical license preferred
  • Mechanical Contractor license preferred
  • A valid Michigan driver's license required

Work Experience

  • Three (3) years of experience required
  • Five (5) years of experience in maintaining and troubleshooting HVACR systems, building controls and building automation equipment preferred
  • Experience in servicing Variable Flow Refrigerant (VRF) systems preferred

Skills

  • Knowledge of, and experience in all types of chillers (compression, absorption, condensers, etc.), their operations and upkeep
  • Must be able to operate, troubleshoot, repair, and clean gas and electric boilers
  • Ability to perform weekly, monthly, and annual CSD-1 boiler testing and reporting
  • Must possess strong written and verbal communication skills, and the ability to communicate effectively with people throughout various levels of the organization, including administration and non-technical individuals
  • Must furnish all small hand tools

Physical Demands

  • Must be able to lift 50 pounds.
  • Must be able to lift, carry, push or pull a variety of tools, equipment and materials
  • Must be able to operate hand and power tools
  • May be required to work in vicinity of labs containing bio hazardous substances
  • Ability to work from ladders, lifts, or scaffolding
  • Ability to work inside or outside in hot or cold conditions
  • Must be willing to travel to various work sites off campus and other locations as needed
  • Must be willing to work various shifts, flexible hours and holidays as required
  • Must be able to work a 24 hour flexible schedule when required
  • Must be available for call-in work during off duty hours
